Terms of Use

Effective October 16, 2026

  • StrataSimplify summarizes strata documents to help you decide what to look into. It is not legal, financial, engineering or real estate advice.
  • AI can miss or misread things. Always check the source pages (every fact links to them) and talk to your realtor, lawyer or notary, inspector or strata manager before you rely on anything.
  • Your documents stay yours. Only upload documents you're allowed to share.
  • You pay per property, or for a yearly plan. Each property includes the review, up to 3 regenerations, chat and the PDF for 12 months.
  • Yearly plans renew automatically until you cancel; cancelling stops the next renewal. If we can't read your documents or the review fails, we'll refund you.

These terms are an agreement between you and Van Isle Digital Ltd., the company that operates StrataSimplify (“we”, “us”). By creating an account or using stratasimplify.com, you agree to them. Our Privacy Policy explains how we handle your information.

1. Who can use StrataSimplify

You must be at least 19 years old and able to enter a binding contract. During the private beta, accounts are by invitation. Keep your password secure and don't share your account; you're responsible for activity under it. Tell us right away at support@stratasimplify.com if you think someone else has used it.

2. What StrataSimplify does, and doesn't do

StrataSimplify reads the strata documents you upload and produces summaries, reviews and answers to your questions, with links to the pages they came from. It is an information tool to help you review documents and prepare questions.

  • It is not professional advice. Nothing in StrataSimplify is legal, financial, tax, engineering, building inspection, appraisal or real estate advice, and using it doesn't create a professional relationship with us.
  • It can be wrong or incomplete. Results depend on the documents you provide, which may be missing, out of date or hard to read, and AI can misread or overlook information. Statements marked as an opinion are general observations, not findings from your documents.
  • You make your own decisions. Check important points against the original documents and get advice from qualified professionals before you make an offer, remove subjects or rely on any result.

3. Your documents and content

You keep all rights to the documents you upload and the questions you ask. You give us permission to store, copy and process them only as needed to provide StrataSimplify to you, including sending them to the service providers described in our Privacy Policy.

You confirm that you have the right to upload each document and to have it processed this way. Strata documents usually come from the seller, a realtor or the strata corporation; don't upload anything you aren't allowed to share, or anything unlawful or harmful.

You also agree that we may keep building-level figures from your reviews, without any link to you, to build market statistics, as described in the Privacy Policy. These statistics belong to us.

4. Acceptable use

You agree not to:

  • try to get around usage limits, security or access controls, or use another person's account or property without permission;
  • upload malware, or use automated tools to scrape, overload or attack the service;
  • copy, resell or reverse-engineer StrataSimplify, or use it to build a competing product;
  • use StrataSimplify to break any law or anyone's rights.

5. Purchases, plans and refunds

What you buy. A property must be unlocked before you can upload its documents. An unlocked property includes the strata review, up to 3 regenerations as you add documents, chat with its documents and the review as a PDF, for 12 months from unlocking. After that you can unlock it again.

  • Single property and property packs are one-time purchases. Each gives you property credits; one credit unlocks one property. Credits must be used within 12 months of purchase, can't be transferred to another account and have no cash value.
  • Pro is a yearly plan that unlocks up to 50 properties per plan year. Unused properties don't carry over to the next year.
  • Unlimited is a yearly plan with no set number of properties, for normal professional use by one person. To keep it fair, it covers up to 30 new properties per calendar month; if you need more, contact sales@stratasimplify.com.
  • Properties are unlocked for the account that unlocks them. Plans are for one person; don't share an account to spread a plan across a team.

Prices and taxes. Prices are shown on our pricing page and at checkout, in Canadian dollars. Applicable taxes (such as GST/HST, and PST where it applies) are added at checkout. Payments are processed by Stripe; we never see or store your card details.

Automatic renewal. Yearly plans renew automatically each year at the then-current price, charged to your payment method on file, until you cancel. If the price of your plan changes, we'll tell you at least 30 days before your renewal. You can cancel any time under Settings → Plan & billing; your plan stays active until the end of the plan year you've paid for and isn't charged again. If a renewal payment fails, the plan may be paused until it's paid.

Refunds. If we can't read your documents or the review fails because of a problem on our side and we can't fix it, contact us within 30 days of the purchase or renewal and we'll refund that property or that purchase. Otherwise, purchases aren't refundable once a property has been unlocked or a plan year has started, and cancelling a plan doesn't refund the current plan year. Nothing here limits any right to a refund you have under consumer protection law.

Private beta. While StrataSimplify is in private beta, invited users may use it free of charge. We'll tell beta users before charging for anything.

6. Changes and availability

StrataSimplify is in beta. Features may change, and the service may sometimes be unavailable. We may change these terms; if a change is important, we'll let account holders know before it takes effect. If you keep using StrataSimplify after that, the new terms apply.

7. Ending your use

You can stop at any time and delete your account in Settings, which deletes your properties and documents and cancels any yearly plan. Unused credits and the rest of a paid plan year end with the account and aren't refunded (except as described in section 5). We may suspend or close an account that breaks these terms or puts the service or other users at risk; where reasonable, we'll tell you first. If we close an account that hasn't broken these terms, we'll refund the unused part of any plan or credits.

8. Disclaimers

To the extent the law allows, StrataSimplify is provided “as is” and “as available”, without warranties of any kind, including that results will be accurate, complete or suited to your purpose.

9. Limitation of liability

To the extent the law allows, we aren't liable for any indirect, incidental, special or consequential loss, or for decisions you make (including buying or not buying a property) based on StrataSimplify. Our total liability for any claim relating to StrataSimplify is limited to the greater of the amount you paid us in the 12 months before the claim and CA$100. Nothing in these terms limits rights you have that can't be limited by law.

10. Governing law

These terms are governed by the laws of British Columbia and the federal laws of Canada that apply there. Disputes will be decided by the courts of British Columbia, unless the law gives you the right to go elsewhere.
